Brickell Tops $90 a Foot: Coral Gables' Price Gap in the Q3 Numbers
Brickell office rents now average over $90/SF while Coral Gables sits near $60. New Q3 2026 data on office space Coral Gables pricing vs Brickell & downtown.
The latest quarterly numbers are in for the Miami office market, and they tell a story every business owner shopping for space should read twice. According to Savills' Q3 2026 report, covered by Commercial Observer in October, average asking rents across Miami-Dade climbed 8.4% year over year to $68.50 per square foot, while office availability tightened to 14.6% — down 1.2 percentage points from a year ago. Leasing activity came in at 1.1 million square feet for the quarter, and large blocks are scarce: Savills counted only about a dozen options over 50,000 square feet in the entire county.
That's the county average. The real news is how unevenly those dollars are distributed across submarkets.
Brickell Crosses the $90 Line
Per the Savills data, asking rents in Brickell and Coconut Grove now average above $90 per square foot — territory that, as Commercial Observer has noted, rivals Manhattan pricing. And demand there isn't letting up: Google added another 10,000 square feet at 1450 Brickell Avenue this quarter, bringing its footprint to 45,000 square feet, while Banco Sabadell renewed nearly 50,000 square feet at 1111 Brickell. Brickell alone accounted for 25.2% of Q3 leasing activity.
Relief isn't coming soon, either. The new office towers under construction in Brickell — including projects tied to Santander Bank and Ken Griffin — likely won't deliver before 2029, a dynamic we dug into in our look at Miami's office supply crunch.
Where Coral Gables Sits
Office space in Coral Gables remains a meaningfully different proposition. Market data from Yardi Research compiled by CommercialCafe put the city's average asking rent at $59.73 per square foot for 2025 — with Class A space averaging $61.22 and Class B at $51.88 — against a vacancy rate of 10.6%. The same dataset showed the Brickell submarket averaging $71.80 for 2025, before this year's run-up pushed top-of-market asking rates past $90.
Downtown Miami's central business district averaged $69.38 per square foot in that data — but with vacancy above 20%, a reminder that a cheaper tower downtown often comes with emptier floors and older buildings. Coral Gables, by contrast, pairs mid-range pricing with single-digit vacancy in its downtown core around Miracle Mile: a market that's healthy, not hollowed out.
The Math for a Small Business
Spread those per-foot numbers over a real lease and the gap gets concrete. Take a modest 2,000-square-foot office:
- At Brickell's $90-plus asking rates, you're near $15,000 a month in base rent alone — before operating expenses, build-out, and parking that can run several hundred dollars per space.
- At Coral Gables' roughly $60 average, the same footprint runs about $10,000 a month.
That's a difference in the neighborhood of $60,000 a year for comparable Class A space — money most small firms would rather put toward hiring, marketing, or simply margin. And because Miami office market rents are still climbing countywide, a tenant signing a five-year lease at today's Brickell rates is locking in the premium, not escaping it. What This Means If You're Shopping Now
Three practical takeaways from the Q3 data for anyone hunting office rental in Coral Gables or beyond. First, tightening availability means good suites move fast — the county lost over a point of availability in twelve months, so start your search earlier than feels necessary. Second, ask about effective rent, not just asking rent: concessions like free months and improvement allowances vary widely by landlord and can shift the real cost materially. Third, weigh what the rent buys. A Coral Gables address near Miracle Mile delivers walkable lunches, banking, and client-impressing streetscapes at two-thirds of Brickell's price — which is exactly why tenants priced out of the urban core keep landing here.
Skip the Lease Math Entirely
For many small businesses, the smartest response to a market like this one isn't a five-year lease at all. Gables Executive Offices offers furnished executive suites in Coral Gables with reception service, conference rooms, and flexible terms — one predictable monthly rate, no build-out costs, no long-term commitment, in the heart of the Gables business district. While lease rates climb across the Miami office market, a furnished office lets you plant your flag at a prime address and stay nimble.
