The September 2026 scoreboard

According to July 2026 figures from Yardi Matrix and Cushman & Wakefield, reported by MIAMI Realtors, Brickell leads the region at an average asking rent of $79.70 per square foot, with the Miami CBD close behind at $78.40. The Coral Gables–Downtown submarket averages $67.20 per square foot — a meaningful discount of roughly $12.50 per foot against Brickell — while the broader Miami market area averages $60.30. For perspective, that same data set puts Manhattan at $72, meaning two of Miami's submarkets are now asking more than New York.

Doral remains the value play on paper. CommercialCafe's 2025 market data pegs Doral's average office rent at $39.23 per square foot, with Class A space around $45.91 — but more on the catch below.

Vacancy is the number that sets your leverage

Here's where the submarkets really separate. The same July 2026 data shows Brickell vacancy at just 7.3%, downtown Miami at 13.2%, Coral Gables–Downtown at 8.0%, and CommercialCafe's data puts Doral at 17.22%.

Read those numbers like a landlord would. In Brickell, sub-8% vacancy plus record pricing means owners have almost no reason to deal — Cushman & Wakefield brokers told Commercial Observer earlier this year that some Brickell tenants are seeing renewal proposals at $120 to $130 per square foot, with 830 Brickell setting a record around $225. Downtown's 13.2% vacancy offers more room to negotiate, but much of that availability sits in older towers. Doral's 17.2% vacancy is why its rents are soft — there's simply a lot of empty space, much of it in suburban campuses far from where clients and talent want to be.

Coral Gables threads the needle: vacancy tight enough (8.0%) to signal a healthy, in-demand submarket, with asking rents still well below the urban core. Commercial Observer reported Class A office rental in the Gables averaging $70 to $80 per square foot versus roughly $102 for Class A Brickell — with one Gables deal closing at $90, a sign the gap is narrowing rather than widening.

What the spread actually buys you

For a small firm taking 2,000 square feet, the roughly $12.50-per-foot difference between Brickell and Coral Gables works out to about $25,000 a year — before you count parking, which is dramatically cheaper in the Gables than in any downtown garage. That math is a big reason demand keeps flowing this way: Avison Young's analysis found Coral Gables office leasing ran 10.8% above its pre-COVID (2010–2019) historical average in 2025, a notable exception in a metro where most submarkets are still below their long-term norms.
