Coral Gables Office Vacancy Hits 8%: Fall 2026 Market Read
Coral Gables office vacancy is near 8% with Class A rents at $67/SF. What fall 2026 Miami office market data means for businesses seeking space in the Gables.
If you've toured office space in Coral Gables recently and felt like the good options disappear fast, you're not imagining it. The numbers behind the fall 2026 Miami office market tell a consistent story: vacancy in the Gables is among the tightest in South Florida, demand is running above pre-pandemic norms, and asking rents — while still a relative bargain next to Brickell — keep drifting upward. Here's what the latest data says, and what it means if your business is shopping for an office rental in Coral Gables this quarter.
Vacancy around 8% — the tightest submarket in its market area
According to an August analysis from MIAMI REALTORS' chief economist, drawing on Yardi Matrix data and Cushman & Wakefield reports, the Coral Gables–Downtown submarket is running at just 8.0% office vacancy — the lowest in its market area. The submarket holds roughly 5.9 million square feet of Class A space, about 75% of its total inventory, with asking rents reaching $67.20 per square foot.
Zoom out and the picture is the same. Commercial Property Executive reported that metro Miami's office vacancy stood at 12.5% as of March — the lowest among major U.S. markets and down a full 300 basis points year-over-year, against a national average of 17.8%. The Miami office market, in other words, is tight everywhere; Coral Gables is tighter still.
Demand is running above pre-COVID norms
Tight vacancy is a demand story as much as a supply story. Avison Young's research found that Coral Gables leasing activity in 2025 ran 10.8% above the submarket's 2010–2019 historical average — notable because most Miami submarkets were still leasing below their pre-COVID norms.
You can see that demand on the street. The Coral Gables Gazette reported nearly 96,800 square feet signed across 17 new leases and one expansion on and around Miracle Mile and Alhambra Circle over a roughly five-month stretch, including coworking operator Industrious taking 22,693 square feet at 255 Alhambra. In March, Terrabank signed 40,000 square feet at One Alhambra — the submarket's largest lease by a finance company, per MIAMI REALTORS. And the headline deal of the season remains Bacardi's roughly 100,000-square-foot commitment at The Plaza, which we covered in our look at the Bacardi HQ deal.
Rents: rising, but still a value play next to Brickell
At $67.20 per square foot, Coral Gables Class A asking rents are no longer cheap — but context matters. The same MIAMI REALTORS analysis puts Brickell at $79 and the Miami CBD at $78 per square foot, both of which now exceed Manhattan's average asking rent of $72. The broader Miami market averages $60.30, up 5.3% year-over-year.
That spread is a big part of why tenants keep migrating toward the Gables: you get walkable lunch options on Miracle Mile, a Mediterranean-revival downtown, and Class A buildings — at a meaningful discount to the urban core. For a closer cost breakdown, see our Q4 office budget comparison.
What this means if you're looking for space this fall
For small and mid-sized businesses, an 8%-vacancy market changes the playbook. Well-located, move-in-ready suites get absorbed quickly, so a search that might have taken a casual month or two in a softer market deserves a head start now. Landlords in tight submarkets have less incentive to offer generous concessions, which means long leases lock in today's pricing — great if rents keep climbing, less great if your headcount is still in flux.
That's why flexible, furnished options have become a popular hedge in this Miami office market. Executive suites in Coral Gables let you plant your flag in the submarket everyone's data says is winning — without committing to a 7-year lease or fronting the build-out costs that come with raw space.
Get into the Gables without the long lease
Gables Executive Offices offers furnished executive suites in Coral Gables with flexible terms — private offices ready on day one, staffed reception, conference rooms for client meetings, and an address minutes from Miracle Mile. In a market where traditional space is scarce and pricing favors landlords, a furnished office in Miami's most in-demand suburb is the fastest way to put these numbers to work for you instead of against you.
