According to Q2 2026 market data from Savills, reported by Commercial Observer, leasing activity across Miami-Dade hit 1.3 million square feet in the second quarter — a roughly 45% jump year-over-year. Vacancy tightened to 14.9%, down from 17.1% a year earlier, a meaningful swing in a market where new supply is still limited: just thirteen office projects totaling 2.5 million square feet remain under construction countywide.

Pricing followed demand. The average asking rent reached $67.12 per square foot, up 7% annually — and up 57% compared to 2021. Class A space now averages $80.85 per square foot. At the very top of the market, Peter Thiel's family office reportedly leased space at 830 Brickell for $250 per square foot, the priciest office lease in Miami-Dade history.

What Investors Are Betting on in the Gables

The investment market is telling the same story. In July, The Real Deal reported that PGIM sold a 365,000-square-foot Ponce de Leon Boulevard portfolio — the Class A tower at 2525 Ponce, its Class B neighbor at 2555 Ponce, and a parking garage — for $97.8 million, roughly $268 per square foot. The buyers, a joint venture of Intalex Capital, Itero Investments and Greenwall Capital, lined up a $105 million loan that includes $30 million for upgrades, and say they've already secured 130,000 to 140,000 square feet of preleasing.

Their thesis, in their own words: companies are looking beyond Brickell and downtown Miami for more affordable, well-located office space. Coral Gables — home to Apple offices and the headquarters of Amerant Bank and City National Bank of Florida — is where that demand keeps landing. For tenants, that's a double-edged number: institutional money moving in validates the submarket, but it also means office rental Coral Gables pricing isn't drifting down anytime soon.

Doral and the Rest of the Field

What about the value alternatives? Miami Today reported in late July that Doral's office rents are creeping upward as return-to-office mandates take hold — though office gains there still lag the area's booming industrial and retail sectors. As Lee & Associates South Florida president Matthew Rotolante put it, office in Doral is "still trying to find itself after covid."
