The second quarter of 2026 was a strong one across Miami-Dade. According to Savills data reported by Commercial Observer, leasing activity jumped to 1.3 million square feet in Q2 — up nearly 45% year over year — while availability fell to 14.9%, down from 17.1% a year earlier. Average asking rents reached $67.12 per square foot, about 7% higher than last year, with Class A space averaging $80.85. CBRE's Q2 figures tell the same story from another angle: net absorption of 344,000 square feet, a big swing upward from the prior quarter, with 1.3 million square feet still under construction countywide.
The demand isn't evenly spread. Savills identified three submarkets that captured the largest share of leasing: Airport West, Downtown Miami — and Coral Gables.
