According to a June 2026 Yardi Matrix analysis published by MIAMI Realtors, Brickell asking rents now average $95.30 per square foot — the highest in the region — while Coral Gables averages $66.80. That's a spread of roughly $28 per square foot for submarkets barely six miles apart.

The numbers, side by side

Here's how the major submarkets stack up on asking rents and vacancy, per the Yardi Matrix data:

  • Brickell: $95.30/SF asking, 6.8% vacancy (the region's tightest)
  • Miami CBD (downtown): $86.30/SF asking, 9.8% vacancy
  • Coral Gables: $66.80/SF asking, 10.3% vacancy
  • Airport West / Doral corridor: roughly $39/SF on average in 2025, per CommercialCafe, with vacancy near 20%

The overall Miami office market is hardly soft. Savills' Q2 2026 report, covered by Commercial Observer, showed metro leasing activity hitting 1.3 million square feet in the quarter — up nearly 45% year over year — with overall vacancy falling to 14.9% from 17.1% a year earlier and average asking rents up 7% to $67.12. Notably, Coral Gables ranked among the top three submarkets for leasing activity in the quarter, alongside Airport West and downtown Miami. Demand for office space in Coral Gables is real, and it's growing.

Why the gap keeps widening

Brickell's run has been extraordinary — and punishing for tenants. Cushman & Wakefield brokers told Commercial Observer earlier this year that companies which signed Brickell leases at $40 to $50 per square foot before 2020 are now receiving renewal proposals at $120 to $130 per square foot. One family office reportedly signed at 830 Brickell for $250 per square foot, a county record. With Brickell vacancy at just 6.8%, landlords there have little incentive to negotiate.

That renewal shock is pushing a steady stream of boutique firms — law practices, wealth managers, consultancies, family offices — toward submarkets that offer walkability and prestige without the tower pricing. Coral Gables, with Miracle Mile's restaurants, a walkable downtown, and a deep professional-services ecosystem, has been the most natural landing spot.

What the gap means in real dollars

Run the math on a typical small-firm footprint of 1,500 square feet. At Brickell's average asking rate, that's roughly $143,000 per year in base rent. At the Coral Gables average, about $100,000 — a savings in the neighborhood of $43,000 annually before you even factor in Brickell's higher parking costs and operating pass-throughs. For a five-person firm, that difference can fund a hire.

Coral Gables vacancy at 10.3% is a meaningfully different environment than Brickell's 6.8%. It's tight enough that quality space moves quickly — leasing activity here is running above its historical average, per Avison Young — but loose enough that tenants still have options and a bit of leverage, especially in Class B buildings and on smaller suites.
