Q3 Data Is In: Coral Gables Office Rents vs. Brickell & Downtown

New Q3 2026 Miami office market data: what office space in Coral Gables costs vs. Brickell, downtown and Doral — and why the Gables discount is tightening.

The third-quarter numbers for the Miami office market landed this week, and they tell a story every business shopping for office space in Coral Gables should read closely: rents keep climbing countywide, big blocks of space are nearly gone, and the pricing gap between the Gables and Miami's flashier districts — while still substantial — is doing real work for tenants who move decisively.

What the Q3 2026 Data Says

According to Savills' third-quarter report, covered by Commercial Observer in early October, Miami-Dade office availability dropped to 14.6 percent, down 1.2 percentage points over the past year. Average asking rents hit $68.50 per square foot — up a striking 8.4 percent year over year. Tenants signed roughly 1.1 million square feet of leases during the quarter, with Airport West and Brickell together accounting for more than half of that activity.

Two details in the Savills data stand out. First, Brickell and Coconut Grove now both average above $90 per square foot. Second, only about a dozen available offices in all of Miami-Dade exceed 50,000 square feet — and the new towers Santander and Ken Griffin are building in Brickell likely won't deliver before 2029. In plain terms: supply is tight, relief is years away, and pricing power sits with landlords in the premium districts.

Coral Gables vs. Brickell, Downtown and Doral

So where does Coral Gables sit? Earlier 2026 Savills figures reported by the Coral Gables Gazette put the submarket picture in sharp relief: Miami Beach asking rents around $113 per square foot, Brickell around $90, and Coral Gables around $62. Yardi research published by CommercialCafe, based on full-year 2025 data for larger buildings, shows a similar spread — Brickell averaging $71.80 per square foot against $51.29 for Coral Gables overall (and $59.48 in the downtown Gables core), with Miami's Central Business District at $69.38.

Doral and Airport West remain the budget play on paper, with Yardi pegging average asking rents near $39 per square foot. But that discount comes with roughly 19.6 percent vacancy, a car-dependent landscape, and far fewer walkable amenities — a different value proposition than a Mediterranean-style downtown where clients can walk from lunch on Miracle Mile to your conference room.

Run the math on a modest 2,000-square-foot office and the stakes get concrete. At Brickell's roughly $90 average, that's about $180,000 a year in base rent. At the Gables' roughly $62, it's closer to $124,000 — a difference in the neighborhood of $56,000 annually, before you even get to parking, operating expenses and build-out. (Those extras matter too; we broke them down in our guide to the hidden costs of renting office space in Coral Gables.)

The Gables Discount Is Working — and Tightening

Here's the catch: that value gap is exactly why the discount is shrinking. Avison Young's market intelligence team recently highlighted Coral Gables as one of three Miami submarkets powering the office recovery, with vacancy down 3.3 percentage points since late 2022 on roughly 242,000 square feet of absorption. On Miracle Mile itself, landlord Terranova reported signing 17 new leases and one expansion — nearly 97,000 square feet — in just five months, with tenants ranging from Wells Fargo and Edward Jones to flexible-workspace operator Industrious.

As we covered when Coral Gables office vacancy hit 8 percent this fall, the best-located, move-in-ready spaces in the Gables are getting absorbed quickly. With countywide rents up 8.4 percent in a year, waiting for a better deal in the Miami office market has become its own cost.

What This Means If You're Budgeting Now

For a small firm planning 2027 occupancy, the Q3 data suggests three practical moves. Lock in before the next rent reset — an 8.4 percent annual growth rate compounds fast. Weigh total cost, not headline rent — a furnished office in Miami's flex market can bundle reception, internet, utilities and conference rooms into one predictable number, which is hard to replicate in a raw traditional lease once you add staffing and build-out. And prioritize submarkets where the fundamentals, not just the marketing, support the price — on that score, office rental in Coral Gables remains one of the strongest value stories in South Florida.
