In other words: Coral Gables offers a walkable, amenity-rich business district — Miracle Mile restaurants, hotels, banking, the trolley — at roughly two-thirds of Brickell pricing and well below Downtown, without the fringe-market trade-offs that come with the deepest discounts west of the airport.
Vacancy is compressing — and that changes the math
