What Office Space Really Costs Per Month: Coral Gables vs. Brickell

What office space in Coral Gables really costs per month vs. Brickell, downtown and Doral — fall 2026 rent data translated into small-business budgets.

Per-square-foot asking rents are how brokers talk, but nobody pays rent by the square foot — you pay it by the month. So this week, instead of just reciting the latest Miami office market numbers, let's translate them into what a small business would actually budget in Coral Gables, Brickell, downtown Miami and Doral this fall.

What the Latest Numbers Say

The fall data is fairly consistent across sources. Savills' Q3 2026 figures, reported by Commercial Observer in early October, put the average Miami-Dade asking rent at $68.50 per square foot — up 8.4% year over year — with availability tightening to 14.6%. A July 2026 analysis of Yardi Matrix data by MIAMI REALTORS broke that down by submarket: roughly $79.70 per square foot in Brickell, $78.40 in the Miami CBD, and $67.20 in downtown Coral Gables, against a Miami-wide average of about $60.

Vacancy tells its own story. That same analysis put Brickell at a tight 7.3%, downtown Miami at a loose 13.2%, and Coral Gables at about 8% — low enough to signal healthy demand, not so low that tenants have zero leverage. We dug into the submarket comparison in more detail in our Q3 data breakdown.

Turning Rates Into a Monthly Rent Check

Run the math on a modest 1,000-square-foot office — enough for roughly four to six people:

At Coral Gables' $67.20 average, that's about $5,600 per month. In Brickell at $79.70, the same footprint runs roughly $6,640 — about $1,000 more every month for comparable space. Downtown Miami at $78.40 lands near $6,530, though its 13.2% vacancy means landlords there may negotiate harder on concessions.

And those are asking rents, which rarely reflect the whole picture. An August 2026 cost guide from flex operator Mindspace pegs Coral Gables Class A space at $50–$70 per square foot versus $80–$110 full-service in Brickell, with Class C space in outer areas like Airport West dropping into the high $20s. The asking rate also excludes buildout, furniture, internet, insurance and the other line items we covered in the hidden costs of renting office space.

The Doral Question

On paper, Doral and Airport West are the budget play — that high-$20s Class C space is a fraction of Gables pricing. But the discount is shrinking. Avison Young's market intelligence team found that between late 2022 and late 2025, the Airport/Doral submarket posted the sharpest vacancy decline in Miami-Dade, falling four percentage points on 423,000 square feet of absorption, while Coral Gables vacancy fell 3.3 points. Cheap space that everyone discovers at once doesn't stay cheap, and the trade-offs — car-dependent lunch options, less walkability, a weaker address on the pitch deck — are part of the real price.

Where Executive Suites Change the Math

Here's where the conventional lease math gets interesting for small teams. That same Mindspace guide puts a private executive office in the Miami office market at roughly $475 to $1,500 per person, per month — furnished, with reception, meeting rooms and utilities bundled in.

Compare that to the conventional route: a three-person firm leasing 800 square feet of office space in Coral Gables at the $67.20 average would pay about $4,480 per month before spending anything on furniture, buildout, a receptionist or a conference room. The same team in furnished executive suites might pay a comparable all-in figure — or far less — with no capital outlay, no multi-year commitment, and a move-in measured in days rather than months. For teams under ten people, office rental in Coral Gables increasingly comes down to that comparison.

See the Math in Person

Gables Executive Offices sits in the heart of Coral Gables, steps from Miracle Mile, with furnished executive suites that bundle the costs this article just itemized: staffed reception, conference rooms, high-speed internet and flexible terms — one predictable monthly number instead of a spreadsheet of surprises. If you've been comparing a furnished office in Miami's priciest towers against the Gables alternative, the per-month math usually speaks for itself.
